GUIDELINES

  • Quiet after 10.30 pm. Sound travels easily on hills and often spills over to neighboring homes. This is an agreement we have with all Pantai Hill  Seremban owners and residents. 
  • No loud parties. Guests come to this Negeri Sembilan retreat for peace and tranquility. 
  • Please turn off all lights and water heaters when not in use. Keep the surroundings clean. 
  • If you smoke, please request an ashtray. 
  • No smoking in the rooms. 
  • Please do not move the furniture or rearrange the living room setup. 
  • We are located in the state of Negeri Sembilan, 15 km northeast of  Seremban town. 
  • We are 70km from Kuala Lumpur city and 65km from the KLIA and KLIA2 airports. 
  • The Singapore Causeway is 290km away. 
  • You can GRAB from the Airport, Kuala Lumpur, or Melaka You can also take the train or bus to Seremban and GRAB from there Road conditions are good. Tar road access from Kampung Pantai right to our entrance. 
  • 4WD is not needed. A standard sedan is sufficient. 
  • The road from Kampung Pantai to our gates is winding. It will narrow to a  single lane halfway up. Be careful of oncoming cars around corners and narrow bends. Best to honk around sharp corners. 
  • There are no street lights at night. It will be dark. However, many guests have driven out for dinner with no incidents. Just be careful. In the dark,  you will be alerted of oncoming cars well in advance by their headlights.  
  • Couples or families of 6 people or less.
  • Suitable for single guests looking for a peaceful spot to get work done Gathering of friends is ok as long as noise levels are kept low after 10.30 pm. 
  • No smoking in rooms. 
  • An ashtray is provided upon request. Smoking is allowed on the balcony and in the living space below.  
  • We do not provide a hair dryer or an iron.
  • Indoor slippers are available in the rooms. 
  • Hot water shower, body wash, and towels are provided in the rooms WiFi is available at a charge of RM30/day/room. Internet is via satellite We have a fridge and oven for your use in the living space below
  • We have parking for 2 cars on the upper level near the entrance and another 2 lots at the lower level by the road. 
  • Differences in the rooms: Boomerang Room has a high ceiling, and a larger balcony incorporating a covered look-out bench. Spyder Room has a cozy but much smaller balcony with a more frontal view of the jungle. Both rooms are similar in size and have charms.

  • Before arrival, full payment must be made to secure a booking. We do not accept cash payments upon arrival. 
  • We accept payments via bank transfer. For International guests you can bank transfer via the WISE app. Details can be found in our bookings page. The link is here: <<Spyder Room>> and <<Boomerang Room>>
  • 100% refund for cancellation made within 48 hours of booking and at least 14 days prior to arrival. 
  • 50% refund up to 7 days prior to arrival. After that, no refund. 
  • Check-in time is 3pm, and Check-Out time is noon. 
  • We do everything ourselves and are unable to entertain requests for early check-ins. Sorry. 
  • We will check you in personally. If we are unavailable, we will send you  our <<Self Check-In Guide>>  
  • All major carriers: CelcomDigi, U-mobile, Maxis & Telekoms have very poor coverage here. 
  • We use Starlink satellite for internet and have a daily charge for WiFi. 
  • Our WiFi connection is suitable for online meetings and video calls. 
  • Guests usually lounge around or go for walks. Some bring their own board and card games. 
  • A stroll to the stream is a popular leisure activity.

  • We do not have a kitchen for use and we do not offer any meals There is a vegetarian restaurant and tea house on the hill. Pre-booking required. More details at our Food Options Page.
  • There are no convenience shops on the hill. The closest place to get local supplies is 4.5km away in Kampung Pantai. More details at our Food Options Page.
  • Convenience shops: FamilyMart, 7Eleven, 99 Speedmart, ATM, and supermarket with fresh produce are located about 12 km away. More details at our Food Options Page
  • Fast food: Pizzahut, KFC, McDonalds, and Starbucks are located at Centerpoint about 15km away. More details at our Food Options Page.
  • There are Malay restaurants and a Chinese coffee shop about 4.5km away in Kampung Pantai. More details at our Food Options Page.
  • We provide a curated list of restaurants within a 20km radius. More details at our Food Options Page.
  • We have a Local & Western food caterer that delivers, so does GRAB  food More details at our Food Options Page.
  • We have two dogs outdoors and one cat indoors. They are part of the space and are territorial. Regretfully we do not allow guests to bring their pets. 
  • We haven’t experienced any theft or break-ins since we moved here in 2013. 
  • The entire hill is generally a safe zone. Outside people are mainly contractors and workers from Seremban or cleaners from the Indigenous village and Kampung Pantai below. 
  • It is inconvenient and unattractive for thugs or thieves to come up during the night, as it’s dark and troublesome to exit this hill.  
  • The hill has dogs, some belonging to residents and a few strays. They are usually friendly to guests walking on the roads. For Muslim guests who may feel uneasy, we encourage them to bring along a stick on their walks. We get the occasional cicada, moths, and flying ants that are attracted to lights in the night. It is not a notable irritation for guests. 
  • We have geckos on roofs, wild boars, owls, tapirs, and snakes that may roam the outside grounds at night. This is of no consequence to guests who stay in the house.
